The Land
Typical Range:
$200,000-$1M+
Construction costs begin once your land is secured. In the Austin market, lot prices vary widely based on location, terrain, views, and surrounding development.
Premier areas like West Lake Hills and Travis Heights are more costly, while other areas further out have lower price points.
Our in-house real estate team helps you identify, evaluate, and acquire the right lot with both design and long-term value in mind.
The Build
Our custom homes are designed and priced across two investment tiers:
Mid-Range Custom Homes
- $1.1 million to $2 million
- $300 to $450 per square foot
- Typically 3,500 to 5,000 square feet with elevated finishes and clean architectural detailing
High-End Custom Homes
- Starting at $2 million
- $500 to $1,000 or more per square foot
- Defined by full customization, advanced systems, and high-performance materials
The Design
Design is a critical investment that shapes both the experience and execution of your home.
We guide you through the entire design phase. Our team assembles the right professionals to align with your style, goals, and investment level.
It includes:
Architectural + Engineering Design
Required for permitting and construction.Typical range: 5% to 12% of construction cost.
Interior Design
Drives layout, finishes, and visual flow.Typical range: 3% to 5% of construction cost.
Landscape Design
Completes the home’s curb appeal and outdoor living.Typical range: 1% to 2%.
Additional Services
Lighting, smart home, and MEP design may be integrated or billed separately, depending on the scope.
What Site Work Entails
We prepare for:
- Clearing, excavation, grading, and drainage
- Engineering foundations for complex topography or soils
- Utility access and environmental planning
- Home placement that prioritizes privacy, light, and views

Mid-Range Custom Homes
Cost Range:
$1.1M to $1.5M
Factors Affecting Costs:
Several key factors influence the cost of a mid-range new custom home. These include the overall size of the home and whether it is a single-story or two-story structure. The type and complexity of the roof design, as well as the exterior cladding, such as wood siding, vinyl, Hardie board, stucco, brick, stone, or a combination of materials, also play a significant role in pricing.
Additionally, the number and size of windows, sliding doors, and other exterior openings will impact the overall investment. The cost considerations for kitchens and bathrooms also apply, including finish levels, fixture selections, and interior layout.
High End Custom Homes

$2M to $3M+

The cost factors in a high-end custom home are often similar to those of a mid-range home, and in some cases, the square footage may even be the same. What sets a high-end build apart is the level of detail, complexity, and materials involved. These homes typically include much higher-end windows, appliances, lighting, and plumbing fixtures.
Smart home integration is common, with low-voltage lighting, audio systems, motorized shades, and HVAC all controlled via smart controllers, Bluetooth, or mobile apps. Higher-end homes often have pools or casitas attached, which increases the overall price of the project.

Homes with Casitas: Homes with casitas, or accessory dwelling units (ADUs), typically exceed $2M. Mid-range casitas generally start around $400 per square foot, while high-end versions with premium finishes and features can exceed $600 per square foot.

For homes in the $1.5M range, pools generally fall between $85,000 and $100,000. At the $2.5M+ level, pools tend to be larger and more feature-rich, often exceeding $150,000.
