Start Here If You Don't Have a Design Yet for Your Austin Home

If you are planning a custom home, significant remodel, or addition in Austin and do not yet have architectural plans, this is where your project should begin.

Many of our projects start at this stage. There is a vision. There are goals. There may be a property. But there is no defined design.

This is the right time to establish direction. We bring professional project leadership, risk management, and disciplined planning to your custom home or remodeling project.

We frequently collaborate with architects and designers throughout Austin and often help homeowners assemble the right design team for their project.

On this page, you can expect insights on:

The First Step Is a Conversation

Before design begins, before pricing is discussed, and before any commitments are made, we start with a short introductory call.

This call is designed to determine:

  • What you are trying to accomplish
  • The scale and complexity of the project
  • Whether your investment expectations align with the scope
  • The appropriate next step

It is a clarity call, not a sales call. The goal is to ensure we are aligned before moving forward.

Why We Do Not Jump Straight Into the Design Process

Large remodels and custom homes require meaningful planning. These projects are too complex to approach casually.

When design moves forward without meaningful cost input, expectations and reality often drift apart. When pricing is attempted before the scope is clearly defined, numbers change, and trust erodes. When no one clearly leads and coordinates the process, the experience becomes more stressful than it needs to be. Our role is to bring structure early, so design, budget expectations, and construction planning stay aligned from the beginning. You can take a look at our portfolio to see just what we do and how projects come together.

When we engage with you early, we can:

  • Help define realistic investment ranges
  • Identify structural or site constraints
  • Start in the right direction for architecture and design
  • Provide preliminary pricing feedback during design
  • Prevent redesign and reactive decision-making later

The earlier the structure is established, the smoother the project runs.

What Happens After the Introductory Call

If the introductory call suggests alignment, the next step is an on-site discovery meeting.

On-Site Discovery Meeting

For our on-site discovery meeting, we meet at your home or property to:

  • Walk the site and evaluate existing conditions

  • Discuss goals, priorities, and constraints in more detail

  • Talk through investment expectations and timing

  • Identify early feasibility considerations such as access, topography, utilities, structural constraints, and jurisdiction requirements

  • Continue a mutual fit evaluation

At this stage, without architectural plans, precise pricing is not realistic or responsible. We can discuss broad investment ranges and the cost factors that typically move projects up or down, but meaningful numbers require a defined scope and a design direction. If there is still alignment after the site meeting, we move into structured pre-design planning.

Feasibility and Pre-Design Planning

Depending on the site's complexity and the scope you are considering, the next step may include a Feasibility Study, Pre-Design, or both.

During this phase, we:

  • Research the site and jurisdiction requirements

    • Zoning, setbacks, easements, overlays, entitlement considerations

    • Utility limitations, tree and environmental constraints.

    • Code requirements that may influence the design

  • Confirm overall feasibility and identify major risks early

  • Lead a structured discovery process to clarify how you want to live in the space

    • Priorities, adjacencies, must-haves, trade-offs, and decision drivers

  • Establish an initial scope direction and planning roadmap

  • Develop early schematic concepts to test layout, massing, and possibilities

  • Provide preliminary budget guidance tied to real assumptions as the scope becomes clearer

This phase is designed to create direction before design accelerates. The goal is to avoid reactive decision-making and redesign by aligning feasibility, scope, and investment expectations early.

Design Development

Once feasibility and pre-design planning have established a clear direction, we move into full design development.

During this phase, the design is developed in close coordination with construction planning, cost guidance, and technical input so that design decisions, investment expectations, and buildability remain aligned as the project progresses.

By the time design is complete, the project is not only well designed but also well prepared for construction.

Who This Is For

This page is for Austin homeowners who:

  • Do not yet have plans
  • Want a coordinated design team and professional leadership from the beginning
  • Are considering a large, complex project
  • Value structured planning over reactive construction

Our minimum remodel size is typically $300,000, and most remodel projects range from $600,000 to $800,000, depending on scope. Custom homes generally begin at $1,200,000+. You can browse both our custom home cost guide and remodeling cost guide resources to see what these projects entail when you work with our team.
